In order to keep maintenance chores from becoming an expensive nightmare, we encourage homeowners to tackle maintenance work in small doses on a regular basis. Preventive maintenance can often times save you lots of money by catching issues before they turn into hundreds of dollars of repairs. Below is a suggested schedule of a few things you may want to consider for your rental home(s):
Fall:
· Clean and repair gutters
· Check weather stripping throughout
· Reglaze windows
· Beef up that old exterior caulk
· Tree trimming
· Turn off sprinklers
· Furnace bi-annual service
· Lawn seeding/overseeding
Winter:
· Examine caulk and grout in tubs and shower
· Check all electrical outlets and smoke detectors, repair/replace if needed
· Winterize house if vacant
Spring:
· Replace damaged shingles
· Repair torn screens
· Do a good deck cleanup, treat and stain the deck if needed
· Turn on sprinklers
· AC bi-annual service (mud jack ac pad if needed)
· Renew lawn application contract
· Fireplace flu and cap checked (to keep birds/critters out!)
· Clean/repair gutters if needed
· Add downspout extensions where necessary (to avoid foundation problems and soil erosion!)
Summer:
· Replace damaged vinyl siding
· Exterior paint and trim if needed
· Repair fences and gates
· Clean fireplaces/chimneys (great savings this time of year)
